This week’s topic is the Home Sweet Menomonie program!! Home Sweet Menomonie is a program that is encouraging home buyers who work for participating Menomonie, WI employers to buy homes in the city of Menomonie. This initiative was started by the Community Foundation of Dunn County, the Greater Menomonie Development Corporation, and is receiving widespread support. This program kicked off at the beginning of 2019 and has gotten off to a fast start!
This is a tremendous opportunity for potential home buyers in Dunn County. Here are the HSM essentials: If you work for a participating employer, and purchase a home within the city limits of Menomonie, you are eligible for an interest free $10,000 dollar loan. This loan can be used as down payment assistance and paying buyer closing costs! The loans are paid back over a 10 year period at ZERO percent interest and the best part? If you make documented improvements to the home during the first nine years you live there, Home Sweet Menomonie will forgive your final year of payment! The last $1,000 you will not need to pay!
If you’re wondering how to take advantage of this program, here is what you can do:
- Find out if your employer is a participating employer. You can do this by contacting your HR department or ask me and I can let you know.
- Apply online at https://www.menomonie-wi.gov/hsm. The link for application is at the bottom of the web page.
- Become pre-approved for a mortgage with a financial institution of your choice. I recommend using a local lender in Menomonie or Dunn County because they will be familiar with this program. They will also approve you for receiving the $10,000 loan from HSM. Steps 2 and 3 are interchangeable!
- Call me to set up a Buyer Consultation. I will walk you through the steps to purchase a home and we will ensure you are prepared to make your purchase transaction successful, stress free, and fun!
- Tour homes and purchase a home in the great City of Menomonie!
- Close on your home. At closing, HSM will provide a check to your Title Company and that money will be used to help pay your down payment and closing costs!
